The name MJC Live Bee Removal isn’t a marketing phrase. It’s a description of how the job gets done.
Live means the bees are relocated, not exterminated. It means the colony leaves alive. It also means the job is done right - because live removal requires opening the wall, extracting every bee, pulling every piece of comb, and treating the void before closing it back up. There’s no shortcut version of live removal.
Why live removal matters
Pesticide treatment of a wall colony kills some bees. It rarely kills the queen. And it leaves the comb behind.
In San Diego’s summer heat, wall temperatures push past 100 degrees. A colony that’s been killed can no longer regulate its comb temperature. The wax softens, the honey liquefies, and 40 to 60 pounds of comb starts to melt. Honey seeps through insulation and drywall. The sweet smell attracts ants, roaches, and new bee swarms drawn to the scent of the old colony. What started as a bee problem becomes a structural repair problem and then another bee problem.
Live removal prevents all of that.
What the full job looks like
Inspection and location. The job starts with identifying exactly where the colony is. MJC uses thermal imaging to locate the colony before any wall access is made. This keeps the opening as small as possible.
Live extraction. The wall is opened at the colony location. Bees are extracted alive - the queen is located and secured, and the colony follows. This is the part that requires skill and experience. A colony in a wall void can be in a position that makes access difficult, and extraction needs to be complete to prevent a partial colony from rebuilding.
Full comb removal. Every piece of honeycomb comes out. No exceptions. Partial comb removal is not acceptable - any comb left behind will melt in summer heat and cause honey damage to surrounding materials. The void is cleaned after extraction.
Pheromone Neutralization Protocol™. After the colony and comb are removed, the void is treated with MJC’s Pheromone Neutralization Protocol™. Bees leave a chemical scent trail that marks a nesting location as proven and desirable. Without neutralization, that scent persists and draws new swarms back to the same spot the following season. Most removal companies skip this step. MJC doesn’t.
Sealing and repair. Entry points are sealed so scouts can’t find their way back in. The wall access made during removal is repaired. The job is documented.
